The Charles: Luxury Apartment Living in the Helderberg
False Bay views from the grounds of the iconic Lord Charles Hotel in Somerset West.
By Inside Guide • 04 March 2026
With the Winelands on its doorstep, mountain landscapes aplenty, and the beaches and ocean breezes of False Bay making up its sunset horizon, Somerset West has plenty of good reasons to call it home. Leafy residential streets, open green spaces, nature reserves and historic wine estates are all part of the fabric of what was once a small Winelands town, and The Charles, a luxurious new apartment development, has the rare advantage of settling into the established nine-hectare grounds of iconic hotel The Lord Charles.

The prime position on Main Road is conveniently close to everything making it an ideal permanent family home, lock-up-and-go base, or an investment property. There are superb on-site leisure facilities, excellent schools close by, the upmarket Waterstone Village shopping centre is just across the road, Stellenbosch a mere 20-minute drive away, and dreamy False Bay sunset views spread out in front of you.
Luxury estate living

Its position within the Lord Charles Hotel grounds gives residents of The Charles easy access to a host of leisure facilities. Established gardens, the restaurants and spa at the hotel are just a stroll away, and within the new development itself is a landscaped courtyard with a central swimming pool, an indoor gym and a clubhouse and lounge. There’s biometric access control, 24/7 manned security, and no shortage of secure parking.
Apartments for all lifestyles

The first phase of The Charles includes 178 apartments (studio, one-, two- and three-bedroom apartments) as well as two stunning penthouses with wide terraces, private swimming pools and sweeping views across False Bay and the Helderberg Mountains. The buyers of these are invited to collaborate with the architects to tailor the space to suit their individual lifestyles. Another rarity is the inclusion of a limited number of garden apartments: these two- and three-bedroom apartments each come with a hedged private garden (ranging in size from 26m² to 100m²).
Luxury by design

The interiors of the apartments are designed with soft earthy tones and richly textured finishes, with wood-grain flooring underfoot. You can even choose between two colour palettes for your interiors: Twilight or Dawn. Air-conditioning is included in every apartment as standard in the living room and main bedroom.

Sales open on 18 March 2026 at 1pm via the online sales platform. A R10 000 reservation fee is required and there is a R200 000 discount for early investors. Completion is expected to be in the third quarter of 2028.

With the rarity of similar luxury apartment developments in the Helderberg region, the popularity of the region, and the strong investment potential, this first phase is likely to sell quickly. So it’s a good idea to create a profile, browse floor plans and create a shortlist of your favourite apartments to be ready to snap up your choice on launch day.

Good to know Short-term and holiday rentals are not permitted. There is a minimum lease period of six months for renting the apartments.
