The Marlow on Mill: Designed for Living in the Heart of Newlands
Leafy balconies, mountain views and a rooftop entertainment space in the Southern Suburbs.
By Inside Guide • 16 July 2025
There are so many reasons to love (living in) Newlands. The tree-lined streets threaded by mountain streams create a village feel; then it’s just a step away from Newlands Forest and a network of Table Mountain trails; and for all its leafy tranquillity, it’s close to everything – top schools, UCT, the Claremont business district and central Cape Town too. Not to mention the legendary cricket ground… It’s a stone’s throw from here that The Marlow on Mill is dreaming up yet another reason to call this suburb home.

With curves that wouldn’t be out of place on a Parisian boulevard, this is a lifestyle development that aims to put people first. Mingling contemporary and classical genres, TwoFiveFive Architects took great care to design the apartment building on a human scale, with a façade made up of several smaller sections in different styles, including a glorious assembly of curvy balconies and terracotta arches. The whole structure is raised up on stilts, leaving space underneath for a neighbourhood public space with gardens, play areas and a restaurant and coffee shop spilling outdoors into the sunshine.

On the thoughtfully designed communal rooftop, where the panoramic views of Table Mountain catch the imagination, residents have even more space to hang out. The architects describe it as “a boutique jungle in the sky, a rooftop escape artist, a braai master’s paradise, throwing better parties than you do.” It has a curvy swimming pool, seating areas in sun and shade, gas braais and a fully serviced bar area, a place to entertain friends or simply unwind at the end of the day.
Secure apartment living

Among the 281 units, there are apartment configurations designed for families, young professionals and couples, and they are pet-friendly too (rare in new developments). They range from two sizes of studio, to one-, two- and three-bedroom apartments, and just one 3-bedroom penthouse as the jewel in the crown. With ample secure parking, each apartment comes with an allocation of spaces according to size, while the studios may opt to purchase a parking space. Additional facilities include a gym and a laundry, storerooms, back-up power for all common areas, high-speed internet access, a concierge desk and full-time on-site security.
Hassle-free investment

Developed by Eris Property Group, The Marlow on Mill offers excellent value both for homeowners looking for contemporary urban living and investors buying to rent.

With the central location and thoughtful design, both studios and apartments are an attractive investment. A partnership with short-term letting operator, Propr, makes it easy for investors to manage remotely, as do the furniture pack options curated by Weylandts, which include a full move-in-ready package (that includes decor) and a furniture and appliances only package.
